Property Operator Multifamily
Position Summary
We are seeking a highly motivated, hands-on Property Operator to take full accountability for the physical condition and day-to-day operational performance of a multifamily community.
The Property Operator owns the property's physical operations, including curb appeal, landscaping, cleanliness, maintenance execution, unit turns, and overall property readiness.
This leadership position works side by side with the Property Manager. While the Property Manager leads leasing, resident relations, and administrative/financial operations, the Property Operator leads the physical operations of the community. Together, both roles contribute to the property's overall performance.
We are looking for an operator and problem-solver who notices issues before they become complaints, sets high standards, holds teams accountable, follows through, and is willing to step in personally when necessary.
Key Responsibilities
- Take full accountability for the physical condition, appearance, and operational readiness of the property.
- Lead and hold accountable the onsite maintenance and property-operations team.
- Ensure vacant units are turned on schedule and meet established quality standards.
- Maintain high standards for curb appeal, landscaping, cleanliness, amenities, common areas, and trash areas.
- Conduct frequent property walks and inspections to proactively identify and resolve issues.
- Monitor work orders, unit turns, preventive maintenance, and operational priorities.
- Personally verify completed work and step in when standards are not being met.
- Partner closely with the Property Manager to ensure move-in-ready inventory is available to support leasing.
- Assist with apartment/unit showings when needed as a secondary responsibility.
- Support hiring, onboarding, training, and performance management of the operations team.
- Coordinate with approved outside vendors when specialized work is required that the internal team does not perform.
- Communicate property conditions, priorities, and corrective actions to leadership.
- Take ownership of problems through resolution rather than simply identifying or delegating them.
Qualifications
- Leadership experience in multifamily maintenance, property operations, facilities management, military operations, law enforcement, or a related operational environment.
- Strong leadership skills with the ability to establish standards and hold teams accountable.
- Strong problem-solving, decision-making, organization, and follow-through.
- High attention to detail and a proactive approach to identifying issues.
- Experience coordinating teams, schedules, inspections, priorities, or operational assignments.
- Working knowledge of maintenance, building systems, facilities, or property operations preferred.
- Multifamily, unit-turn, make-ready, or work-order experience is a plus.
- Valid driver's license and reliable transportation.
- Employment is contingent upon successful completion of a pre-employment background check.
Physical Requirements
This is a hands-on, on-site position requiring regular physical activity throughout the workday.
- Ability to walk the entire property multiple times daily, including stairs, buildings, parking areas, and outdoor grounds.
- Ability to conduct property inspections outdoors in varying weather conditions.
- Ability to enter and inspect vacant units, mechanical rooms, maintenance areas, amenities, and other areas of the property.
- Ability to stand, walk, bend, stoop, reach, and move throughout the property as necessary to inspect conditions and support operations.
- Must be comfortable personally inspecting work and actively moving throughout the property rather than managing exclusively from an office.
- Ability to perform the essential functions of the position, with or without reasonable accommodation.
Veterans and Law Enforcement
Veterans, former military personnel, and candidates with law-enforcement backgrounds are strongly encouraged to apply.
Experience in leadership, operations, team accountability, inspections, logistics, facilities oversight, personnel supervision, or operational readiness may be considered relevant experience.
Direct multifamily experience is valuable, but we also welcome strong operational leaders from other backgrounds who know how to lead people, maintain standards, solve problems, and take ownership through completion.
Compensation: $100,000.00 - $125,000.00 per year
